First of all, what is a pre-sale? Purchasing pre-sale property or development simply means that you are buying property that hasn’t been built yet, or in some cases, in its early stages of construction.


If you’re considering buying a pre-sale property, keep in mind that the Developer (including all of their representatives) cannot represent you. It is best that you seek representation from a knowledgeable licensed real estate professional to be your agent in seeking out the ideal home or investment property! What are some benefits of using an experienced real estate agent for a pre-sale purchase? There are some perks to pre-purchasing property, but just like any large financial investment, there are also some risks you need to consider. Our realtors have a thorough understanding of the presale buying process and can advise you while asking important questions to determine if this is the right pre-sale property for you.


Here are some examples of questions you should consider:

  • When is the estimated completion date? Are you aware that pre-sale developments can be delayed anywhere from a few months to 1-2 years?

  • Do you know what the pricing is for each specific unit?

  • How many parking stalls and storage lockers are included or available for purchase?

  • What appliances, finishings, and upgrades are included in your purchase?

  • Are there any options for colour schemes & designs? Can I purchase any upgrades?

  • Is the land freehold or leasehold?

  • Who should be writing the contract and who will be on title and/or mortgage application? Are you able to get a pre-approval ahead of time for a pre-sale purchase?

  • What if I change my mind? What if I want to resell my unit, are there fees involved?

  • What else is being developed in this neighbourhood? Will you have access to services and essentials?
