If you've received your BC assessment by mail or looked it up online on the BC ASSESSMENT WEBSITE, you might have noticed a sudden spike in your value as assessed on the valuation date of July 1st of the previous year. For 2022, the BC Assessment Authority a provincial crown corporation assessed more than 2.14 million properties in BC. They hire hundreds of qualified appraisers to perform the assessing of commercial and residential homes in the province. Homes affected by the floods last year might not have an accurate assessment. Although this doesn't replace an up-to-date market evaluation by a licensed real estate agent, it can serve as a starting point in determining the probable price range potential of your property when compared to neighbouring homes or other comparable listings. Factors such as the city community plan, zoning, redevelopment potential, market demand, & comparable properties are taken into consideration. Highest and best-use potential of a particular property that is physically possible, legally permissible, financially feasible, and maximally productive is also taken into account. The appeal deadline for your assessment is January 31st.
